Bespoke Property Advisory is a specialist acquisition and advisory firm working exclusively with small-scale residential developers across Sydney. We exist to solve one problem: helping developers deploy capital into sites that offer resilient margins, manageable risk and commercially rational outcomes — not just theoretical development potential.
Our work sits at the intersection of feasibility, market behaviour and capital allocation. While many advisors focus on zoning permissibility or whether a duplex can be approved, we focus on whether a site makes sense once buyer psychology, resale depth, delivery risk, timeframes and opportunity cost are properly accounted for. This requires a granular understanding of micro-markets, buyer preferences and how small differences in site characteristics can materially affect end values.

We actively inspect new-build and completed duplex products across Sydney, deliberately attending the earliest and most competitive open homes, where genuine buyers first engage with a property and initial reactions, objections and enthusiasm are revealed. These moments provide critical insight into how product, layout, specification and location are received by the true end market, before price anchoring or negotiation dynamics distort perception.

We track sales campaigns from first open through to completion, monitoring shifts in buyer interest, pricing strategy, days on market and campaign momentum. By following projects through their full lifecycle, we identify patterns in how different site characteristics, micro-locations and design choices influence demand, liquidity and pricing outcomes.

We also attend auctions to observe live buyer behaviour under pressure. Auctions reveal the true depth of demand — how many buyers remain engaged once competition, emotion and price escalation are introduced.
